Planning problems – quit monkeying around

Planning Permission can be needed in a wide variety of situations. Sometimes, a development can be considered “Permitted Development” which means it is deemed to have planning permission, please do not confuse this with an exemption or exception from needing planning permission. It is a technical point, but it matters.

When a property owner is considering redeveloping their property, it is important that they consider whether or not planning permission will be required. For example a small extension to a house might be permitted development, but a larger one will not be. 

Sometimes, it can be hard to anticipate what requires planning permission so please do get in touch with us if you are concerned about a property you are looking to buy or sell or mortgage. If it is quirky, or likely to depart from existing aesthetics in a locality, or a change of use for the property, there will probably be planning law implications!

Some works such as the installation of dormer windows, the installation of a fiber-glass roof shark or a gorilla on a raised pedestal will need planning permission. 

If in doubt, take advice before tipping off your local authority – who can take enforcement action – or beginning works which can be expensive to reverse.
